Prospecting For A Quality Tenant
Nothing is worse then a “problem tenant”. They will ruin your property, cause headaches and eat away at your bottom line.
Here are a few steps to take to ensure a quality tenant:
- Do a complete background and eviction check.
- Speak to a current landlord and ask questions relating to payments (are they late or on time), how they keep their current unit (is it kept clean) and the most important question: Would they rent to this tenant again?
- Speak to an employer and get as much personal information as possible.
- Drive by the current address of the tenant to get a feel for how they keep their current location.
- Use your “gut feeling”. If you get a bad vibe from the person, just don’t rent to them. While getting a good vibe is not accurate, 99% of the time a bad vibe is correct.
